Pittsburgh Market Update
If you've been following the headlines, you've probably noticed that everyone seems to have a different opinion on where the housing market is headed. From where I'm sitting, here's what I'm actually seeing on the ground in the Pittsburgh market.
This is no longer the market where you throw a sign in the yard on Thursday, hold an open house over the weekend, and pick the best of 15 offers by Monday. Those days still happen but they're becoming the exception, not the rule. Today, listings have to earn their buyers. Pricing has to be right, presentation matters more than ever, and marketing isn't just a bonus anymore, it's a necessity. I'm seeing agents work much harder to generate activity, follow up with buyers, negotiate inspections, and keep transactions together all the way to closing.
That's not to say the market is weak.....it isn't. Well-priced homes in desirable neighborhoods are still creating competition and, in many cases, multiple offers. But the margin for error has gotten much smaller. Overprice a home by even a few percent, neglect the photography, or assume buyers will overlook deferred maintenance, and the market responds quickly. Buyers have become more patient, more selective, and far less willing to chase a property simply because it's available.
To me, this feels like a healthier market. Buyers have a little more breathing room, and sellers who prepare their homes properly are still being rewarded. Success today isn't about getting lucky with market conditions, it's about executing well.
The agents who understand pricing strategy, invest in marketing, communicate consistently, and negotiate effectively are separating themselves from those who relied on the frenzy of the past few years.
