The biggest mistake Pittsburgh sellers are making right now isn't their home...it's their expectations.
Everyone wants yesterday's price in today's market.
They remember their neighbor getting 15 offers in a weekend, or they saw a home down the street sell for a record number two years ago, and they assume their home should do the same.
But markets evolve.
Today's buyers aren't comparing your home to what sold in 2021 or 2022. They're comparing it to every active listing they can tour this weekend.
And that's a huge difference.
Every showing is a comparison.
If your home is $30,000 more than the similar house three streets over, buyers don't magically assume yours is worth it.
They simply go see the other one.
The market doesn't care what you need to sell for.
It doesn't care what you put into the home.
It only cares what buyers are willing to pay compared to the alternatives they have today.
Here's what's interesting, though...
The sellers who understand this are winning.
They're pricing strategically, making a great first impression, generating multiple showings, and creating competition. Those homes often end up selling for more than the sellers who tried to "test the market."
It's counterintuitive, but pricing aggressively doesn't usually make you less money.
Overpricing almost always does.
Your first price is your best marketing tool.
Use it wisely.
The sellers who adapt to today's market are still having incredible success.
The ones who refuse to adapt are becoming the listings everyone scrolls past.
That's not a market problem.
That's a strategy problem.
