Here's my hot take...

The Pittsburgh real estate market isn't slowing down. Sellers are.

Over the last few months, I've heard the same thing over and over: "Let's just list it high and see what happens." That strategy worked in 2021. It doesn't work in today's market.

The reality is that buyers haven't disappeared. They're just smarter. They've watched interest rates stay elevated, they've toured enough homes to know what's overpriced, and they aren't afraid to walk away. The days of emotional bidding wars on every listing are behind us. Buyers are negotiating again, asking questions again, and taking their time making decisions.

Ironically, many sellers are creating the very problem they're worried about.

They overprice the home "to leave room to negotiate," spend three weeks chasing the market with price reductions, and eventually sell for less than they likely would have if they had priced it correctly from day one. The first two weeks on the market are still the most valuable. Once buyers start wondering, "Why hasn't this sold?" you've already lost leverage.

Here's the part most people miss: homes are still selling quickly every single week in Pittsburgh. They're just the homes that are priced correctly, professionally marketed, and presented well. Those sellers are still creating competition. They're still receiving strong offers. They're just earning them instead of expecting them.

This market isn't punishing sellers....

It's just exposing lazy pricing strategies!

The good news? That's actually healthy. Buyers have options, sellers who prepare properly are being rewarded, and skilled negotiation matters again. Real estate has shifted back to fundamentals, and I think that's a much better market for everyone.

If you're considering buying or selling this year, ignore the national headlines. Pittsburgh continues to be one of the more stable housing markets in the country, but success today comes from understanding your neighborhood, not the news cycle.
